What Is EMI?
EMI stands for Equated Monthly Instalment — the fixed amount you pay to your lender every month until the loan is fully repaid. Each EMI consists of two parts: the principal (the amount you borrowed) and the interest (the cost of borrowing).
In the early months of your loan, a larger portion of your EMI goes toward interest. As the loan matures, more of each payment reduces the principal. This is called an amortizing loan.
The EMI Formula
Banks and NBFCs calculate EMI using this standard formula:
EMI = P × r × (1 + r)ⁿ / [(1 + r)ⁿ − 1]
Where:
- P = Principal loan amount
- r = Monthly interest rate (annual rate ÷ 12 ÷ 100)
- n = Total number of monthly instalments (years × 12)
This formula ensures your monthly payment stays constant throughout the loan tenure, even though the interest-to-principal ratio changes each month.
